- Roof was coated about 6 months ago with alumminum with fibers. It did not help. I think it was oil based coating by Kool Seal. I am a widow on a fixed income and cannot afford a new roof. There are no loose or damaged shingles.

Its not common practice to use a roof coating over an entire asphault shingle roof. I dont think there is much benefit in that. People will use it as a temporary patch to leaking areas. Is the roof leaking or do you just want to know how to extend the life of the shingles? - I need a new roof the insurance company told me (its an old investment property). What should be include in the quote from the contractor? what does replacing a new shingles roof include? (i.e. is there a layer under the shingles that needs to be replaced?, etc.). THANKS.

My roof is being replaced as we speak. These items were on the quote:Remove existing roof surface
Replace any damaged decking at an addtiona cost of $ xx
Install drip edge to rakes and eves (color)
Install ice and storm shield to all gutter sections, valleys,and chimneys.
Apply #15 felt paper over roof deck.
Install new vent pipe collars
Install new flashings along wall lines and sides of chimney, where necessary.
Install 50 year Lifetime Architectural single. Brand/Color
Install ridge vent to peak for proper air flow
Remove all job related debris.All workmanship will be guaranteed for a period of x years.
You might also ask the contractor to provide you with their liability insurance companys name and policy number (i did this and it was on the quote.)
- I need to replace my current roof. My roof is a flat type roof and I was wondering which type of roofing I should replace it with? Should I use the modified bitumen or the built in roofing with tar/gravel. Which type would last the longest and easy to maintain? Ive been experiencing some leaks and molding in the house and the roof is in bad condition.

we replaced our flat roof with a foam roof. It filled in the “dish” that made a pool on rainy days and also increased our insulation so the house is warmer in winter and cooler in summer. We had it done in August (thats the dry season in California, so its cheaper to get roofs done than in the wet winter), and it cost about the same as tar and gravel.————————————————
